Air Tightness Testing
-
Air Tightness Testing or Air Permeability Testing is an efficiency test which measures the quantity of uncontrolled flow of air through gaps and cracks in the fabric of a building, also known as the air leakage of a building.
-
In complying with Part L of Building Regulations, a representative sample of all new-build domestic dwellings need to be tested for air leakage. The reason behind this is to achieve the bill quality of the dwelling to a high standard and to improve efficiency and living conditions for the home owner.
Acoustic Testing

-
Part E of the Building Regulations for England and Wales requires that various walls and floors are tested between adjoining dwellings.
-
Sound insulation testing essentially assesses if the dwelling provides an adequate resistance to the passage of sound. For example, impact noise such as noise resulting from an impact on the surface and airborne noise, such as conversation between two people.
-
This means that sound testing is required to make sure that a dwelling can exhibit acceptable levels of noise attenuation performance.
Ventilation Testing
-
This service is to comply with the Approved Document F of the Building Regulations which requires that all intermittent extract fans in new dwellings must be subjected to a flow rate test to prove they are performing to the required level.
-
Evidence of this test must be passed to the Building Control Body (BCB) as part of their sign-off procedure.
-
SAAT follows Method 3 of Testing which uses a HoodedVane Anemometer to test for the minimum benchmark of the extractor fan.
